WhatsApp Us — We'll Send Your Entry-Price ListThe whole ebook comes back to one thing the Property Wealth System has been teaching homeowners for years: your entry price. So let's make it personal.
Working out where you actually stand? That takes a real set of eyes.
If you take nothing else from this, take these. Before you choose any project, ask your agent these few fundamental questions.
Before you even look at the developer's price, find out what the area actually sells for. Hop onto URA, filter the same district, tenure and unit size over the past year, and take the average. That's your real benchmark. Everything else gets measured against it.
Now work out the launch price per square foot and hold it up against that benchmark. A bit higher is normal for something brand new. But once it's 30% or more above what the area actually transacts at, you're not paying for today's value. You're paying for a future that hasn't happened yet.
This is the one most people skip. Go find projects that launched 8 to 12 years ago in a similar spot, and see what they fetch today. If they've barely moved, that's roughly where your own ceiling sits, because your profit one day depends on someone paying more than you did.
Walk the unit like you actually have to live in it. Weird corners, wasted hallways, a bedroom you can't fit a proper wardrobe into. People pay for space that works. If it's a pain to live in now, it'll be just as hard to sell later.
Last one, and it's really a gut check. Add 10% to the price you'd pay and look at that number. Still feels okay? Good, you've got some breathing room. Makes you wince a little? Then you're already stretching, and most people only feel that after they've signed.
If you're paying way over the odds, in an area with plenty of other options, for a unit that doesn't even make sense to live in… JUST WALK AWAY. The entry price is too high, the demand to buy it off you later just isn't there, and exiting down the line will be a real headache.

You've probably had agents chase you with the same recycled advice. We know the type. We never wanted to be that.
So here's the honest version. Since the day we started, homeowners have come to us genuinely asking for help with their situation. And whatever we land on together, whether you sell or you stay put with the plan we've talked through, the decision still belongs to you. Always.
Buying a property is one of the biggest things you'll ever do. For most people it's the single most expensive decision of their whole life. So we don't treat it like a sale, because that's not what this is.
Some agents will sell you something without ever stopping to understand your situation first. We work the other way round. Sit down with us once and you'll see it for yourself, and you'll hear how we've helped a lot of homeowners reach the decision that was right for them.
We'd want someone to treat your decision the way we'd want ours treated.
So if part of you is still reading this thinking “okay, but what's the catch”… there isn't one. What we want most is to sit with as many homeowners as we can and guide you the best way we know how. Nothing beats a client coming back years later to say, “Ben, Winnie, I've hit my first milestone, I'm ready for the next step.” Those moments are why we do this. The numbers, the knowledge, the journey with you, it's what we love, and what we're best at.
You can absolutely run that check yourself. But if you'd feel better with one trusted, reliable person in your corner while you do, that's exactly what this is. A quick 1-on-1 with Ben & Winnie, where we look at what you're weighing up and tell you straight whether the exit maths works. No hard-selling.
An absolutely no-obligation consultation. Just an honest second opinion, agent to homeowner.
